The Round Mountain Builder Portal is the central resource for homeowners and builders to plan and design homes in line with estate requirements.

The portal provides lot-specific information, including:
Approved Plan of Development
Survey and Disclosure Plans
Civil and services drawings
As-constructed drawings and compaction reports
Acoustic and Bushfire Management reports
Access to the Builder Portal is available via the Round Mountain website or through a sales representative.
Approval Process
Before construction, a design application package must be submitted to the Design Review Panel (DRP) for assessment and approval, as required under the Contract of Sale.
DRP approval ensures designs align with the Round Mountain vision and Design Guidelines.
Following DRP approval, a Building Approval must be obtained from Logan City Council or a private certifier before construction can commence.
Homes cannot be occupied until construction is complete, including external finishes and driveway.
Landscaping and fencing must be completed within 3 months of occupation.
In summary the Approval Procedure is as follows:
Step 1: Covenant Bond Paid – $3,000 covenant bond paid with balance deposit.
Step 2: Develop Design Vision – Work with your builder and review the Design Guidelines.
Step 3: Optional Concept Review – Early DRP feedback on preliminary designs.
Step 4: Submit Covenant Application – Builder submits final design via the Builder Portal.
Step 5: Covenant Approval – DRP issues Letter of Compliance.
Step 6: Building Approval – Builder obtains approval from Council or certifier.
Step 7: Construction – Home and landscaping are constructed within required timeframes.
Step 8: Final Inspection – Request final DRP inspection via the Builder Portal.
Step 9: Final Approval & Partial Refund – DRP issues Final Approval and partial bond refund.
Step 10: Final Bond Refund – Remaining $1,000 refunded after 12-month establishment period.
